Where the neighborhood is part of the reason to live here.

The Hollows covers about 1,400 acres on the North Shore of Lake Travis, with roughly four miles of shoreline and about 250 acres kept as open space, parks, and greenways. A home here comes with more than its lot line. The pools, the trails, the kayak launches, and the marina are all inside the community, so an afternoon on the water doesn't start with a drive across town.

Morning

A buydown is money paid up front to lower your interest rate for a set time. With a 2-1 buydown, your rate starts two percentage points below the note rate in year one and one point below in year two. From year three on, you pay the full rate you qualified at.

The seller covers that cost. For anyone relocating from out of state, the first two years usually carry the most expense: the move, furnishing, and settling into a new place. This puts room in the monthly budget exactly then. You still qualify at the full note rate, so the payment in year three is one you've already been approved for.

The seller funds a 2-1 temporary buydown. On the example below, that's about $809 a month less in year one and $415 a month less in year two.

Reduce your cash to close

Apply the same contribution to closing costs and prepaids instead, subject to your lender's limits on seller contributions.

How size-adjusted price works. Bigger homes cost more, so comparing list prices alone isn't fair. Across 36 closed sales in The Hollows, each additional square foot has added about $129 to the sale price. We use that figure to restate each home's price as if it were the same size as 19504 (3,463 square feet). A 3,225 square foot home at $725,000, for example, becomes about $755,700.

Who else is offering money back?

In this size range, seller help comes mostly from builders. Builders often offer incentives on new inventory, including the two new Drees homes here, and Giddens advertises a 3% flex incentive on its new home in this range. Those programs usually require using the builder's contract and, often, its preferred lender.

19504 is a finished home with a set dollar amount, no builder contract, and your choice of lender. The one other home here with the same view, office, and media room combination lists no seller incentive and is 238 square feet smaller at a $50,000 higher price.

Life on the North Shore

A few practical notes if you're moving from out of state.

Lago Vista and Jonestown sit on the north side of Lake Travis, about 15 miles past Austin's city limits. It's quieter than the south shore and the city, and closer to both than it looks on a map.

Taxes work differently here

Texas has no state income tax. Schools and local services are funded mainly through property tax, so annual rates run higher than in many states, including California with its roughly 1% Prop 13 base, and value is reassessed each year.

For a primary residence, a homestead exemption lowers the taxable value, and increases in the homestead's appraised value are capped at 10% a year. Current tax figures for this home are available on request, and look up any property at the Travis Central Appraisal District.

Schools

This home is served by Lago Vista ISD, a small district of about 1,900 students across four campuses, from Lago Vista Elementary through Lago Vista High School. Buyers should confirm school assignments with the district.

Lake Travis covers roughly 18,900 acres of the Colorado River in the Texas Hill Country. Boating season runs long here, and from The Hollows the lake is part of an ordinary week rather than a weekend destination.

Expect long, hot summers, a warm fall that's the favorite of most locals, and short, mild winters with the occasional cold snap. Covered outdoor space like the upper balcony here gets used most of the year.
